I purchased this home last year and have been renovating since. However, I recently lost my job of nearly 5 years due to budget cuts, and now I must sell. Much time and money has already been invested, and as they say, my loss is your gain. I will describe the property and provide photos, please ask all questions and resolve any concerns before bidding/buying. The House: Ground floor features living room, dining room, full bath, 2 linen closets in hall, 2 bedrooms. Second floor features landing with bookshelf, and master bedroom with walk in closet and second closet. Basement is open, clean, and bright. Has washer and dryer hookup, new electric, gas, and water meters, good working furnace, and a refrigerator and stove is included. What's Been Done The work done includes a new roof on the house and garage, nearly all new vinyl windows, demo and cleanup work, wallpaper removal, new drywall and plaster repairs, most ceilings and walls primed, all new light switches, outlets, and cover plates, new light fixtures, etc. The attic has new insulation. The basement has been gutted and cleaned, has new insulation, all new glass block windows (including vent windows and dryer vent), all new porcelain light fixtures, and the walls have been painted with drylok. The garage has new porcelain light fixtures, new outlet, and wiring in place for exterior security light. The yard has been landscaped nicely. What's Needed: The work that needs to be done includes a paint, carpet / flooring, new light fixtures (included), and miscellaneous trim and molding work throughout. The bathroom is gutted and needs to be completely redone. The basement floor needs to be cleaned and painted and new stairs need to be built to the basement. The garage needs a few boards and trim pieces replaced, and it could be power washed and repainted. House still needs 2 windows replaced, and possibly new side door. The house needs a new chimney cap and there are a few other odds and ends and cosmetics, but with a small investment you will have a very nice home! The Location: The house, while technically located in Detroit, has a Hamtramck mailing address, and is just minutes from Ferndale, Hazel Park, and Warren. It is on a quiet one way residential street, located about a mile from I-75 and the Davidson, and there is a bus stop at the end of the block. The neighbors are great, the neighborhood is well maintained, and a police officer lives just a couple houses down. The Taxes: are a LOW $662 a year! this is about as LOW as you are going to find anywhere! PLEASE NOTE THAT THE BUYER MUST PAY FOR A CITY INSPECTION AND SIGN AN ACR BEFORE CLOSING. NO EXCEPTIONS. THIS IS THE WAY IT WORKS IN MANY MICHIGAN CITIES! Regarding Condition: Please do not assume or take anything for granted. Please know the property needs work including that stated above and possibly more. You are welcome to do an inspection of the home and property and may contact me to schedule a date to tour it.
